The Cost of New Windows in London: A 2026 Buyer's Guide
"How much will new windows cost?" is the first question almost every homeowner asks — and the honest answer is: it depends. Rather than quote a misleading single figure, here's a clear breakdown of what actually affects the price, so you can budget sensibly and compare quotes properly.
1. The material
Material is the biggest single driver of cost. uPVC is the most affordable and remains the most popular choice for London homes thanks to its low maintenance and strong insulation.
Aluminium costs more but is stronger, allowing slimmer sightlines and larger glass areas — ideal for contemporary homes and big openings. Timber and timber-alternative frames sit at the premium end and suit period and conservation properties.
2. Style and size
A simple fixed or casement window is the most economical. Sash windows, bay windows and shaped units involve more material and labour, so they cost more.
Size matters too — larger units use more glass and frame, and very large panes may need toughened or laminated glass, which adds cost.
3. Glazing and glass options
Standard A-rated double glazing is the baseline for energy efficiency. Upgrades such as triple glazing, acoustic glass (useful near busy London roads), obscure/privacy glass and self-cleaning coatings all add to the price — but can be well worth it.
4. Installation and compliance
A proper installation includes survey, removal and disposal of the old units, fitting, making good and — crucially — Building Regulations compliance. Always use a FENSA-registered installer so your windows are self-certified and you get the correct paperwork for when you sell.
Beware of quotes that look unusually cheap: they often cut corners on glass spec, fitting quality or compliance.
